Compare Your Options: A Guide to Over-55s Property Ownership

19/10/2026

Strata title, retirement villages and land lease communities – understanding the differences and what they mean for you.

Downsizing is about more than finding a home that’s easier to maintain. It’s about choosing a lifestyle that suits you, with the freedom, security and financial arrangements that support the next chapter of your life.

Across Australia, over-55s communities offer a range of living arrangements, but not all operate under the same ownership structure.

Some allow you to own your home and land, while others involve a lease, licence or agreement to occupy a property. The differences can affect your ongoing costs, maintenance responsibilities, financial flexibility and what happens when you decide to sell.

Understanding these arrangements is an important first step towards making a confident, informed decision.

What are the different types of over-55s living?

Strata-title ownership

Strata title is a form of property ownership where you own an individual lot within a strata scheme and share ownership of common property with other lot owners.

At Woodside Bundanoon, this means owning your own home within an established over-55s community, while enjoying the benefits of strata-title ownership.

Owners retain the benefits of property ownership, including the opportunity for capital growth, while contributing through strata levies towards the maintenance and management of the community.

Woodside’s ownership structure has no entry fees, exit fees, deferred management fees or ongoing land rental.

Retirement villages

Retirement villages offer a variety of accommodation and lifestyle options, often with shared facilities and services.

While ownership arrangements vary between villages, traditional retirement village models commonly operate under non-ownership arrangements, such as leasehold, licence or loan–licence agreements. Rather than owning the property outright, residents generally purchase or enter into a contractual right to occupy their home.

These arrangements may involve entry contributions, ongoing service fees, exit fees and deferred management fees (DMF), which can have a significant impact on the overall cost of living in the village and the amount residents receive when they leave.

Depending on the agreement, residents may also face restrictions on modifying their home, transferring or selling their occupancy rights, and retaining any capital growth. Security of tenure and control over the sale process can also differ substantially from traditional property ownership.

It’s important to understand the specific contract, including your occupancy rights, ongoing financial obligations, how exit fees are calculated, who controls the resale process and whether you’re entitled to benefit from increases in the property’s value.

Land lease communities

Land lease communities typically involve purchasing a home while leasing the land on which it sits.

Residents pay ongoing site fees for the use of the land, which may also contribute towards community facilities and services. These fees can represent a significant ongoing expense and may increase over time.

Although residents generally own their home, they do not own the underlying land. This distinction can affect financing arrangements, ongoing costs and resale conditions. Importantly, conventional reverse mortgages are generally not available for land lease homes, as these properties typically do not meet lenders’ security requirements.

Land lease communities can offer an appealing lifestyle, but it’s important to consider the ongoing cost of site fees, how these fees may increase over time, limitations on financing and the conditions that apply when selling your home.
